Steve will undertake repairs to hot and cold water tanks including cylinder replacement. I am able to work on vented and unvented systems.

Steve will undertake repairs to plumbing systems, such as defective toilets and replacement of taps, as well as installation of outside taps and replacement of Saniflo products and cold water tanks.

FAQ's for Landlords

As a landlord you have a legal obligation to ensure the safety of your tenants.

 

The Gas Safety (Installation and Use) Regulations 1998 as amended states the following.

 
By law you must :
 
  1. Repair and maintain gas pipework, flues and ensure appliances are in a safe condition.
  2. Keep a record of each safety check
  3. You must have your property inspected every 12 months by a Gas Safe Registered Engineer. They will carry out detailed checks on any Gas Appliances and also test the Gas Pipework in the property.
  4. Landlords must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
  5. As of October 2022 you must also have a Carbon Monoxide Alarm in each room that contains a Gas Heating Appliance.

Legionnaires' disease is a potentially fatal form of pneumonia caused by the Legionella bacteria, which can grow in stagnant water systems such as hot water tanks, showers, and cooling towers. As a landlord, you have a legal obligation to ensure that your properties are free from the risk of Legionella bacteria.

It is a legal requirement (mandatory) that the landlord carries out a risk assessment of the property that assesses the risk of exposure to legionella. The risk assessment must consider the domestic hot and cold water systems, water tanks, water heaters and the water temperature.

Anyone who rents out a property they own under lease or licence must comply with ACOP L8 parts 1 & 2 

This also includes if you rent out just a room within a property.
